How to sell a house in a bad location

If you are looking to sell a property, there are certain steps you can take to improve its appearance in order to make it sell fast. However, if the location is the issue, you may find yourself in a bit of a sticky situation as you can’t pick it up and move it to another desirable location. Don’t despair though!

Steps to take in order to sell a house in a bad neighbourhood:

1.    Find the right estate agent

Many people suggest finding the right estate agent, with loads of experience behind them, can potentially help to sell a house in a bad location faster. However, finding a good estate agent is not always an easy task and it can also be particularly pricey too – the last thing anyone wants when trying to sell their house quickly.

Therefore, in order to save on fees, there are other ways in which you can sell your house without an estate agent. If your house is in a bad location and you are worried about having no potential buyers, a smart thing to do id to hold an open house day. You will have to make sure you advertise it well in advance on different social media platforms and forums to ensure you drum up enough interest.

On the day of the open house, make sure you make your property as welcoming as possible. Ensure all of the blinds and curtains are open, the house is clean and smelling fresh. Studies have shown that brewing coffee or baking bread or cakes have a positive impact on buyers – whatever trick that comes to your mind to make your property feel more welcoming, use it!

In addition, if you have any pets, ask a friend to look after them for a few hours or get someone take them to the park, as having pets can be a major turn-off to some potential buyers due to being afraid or allergic.

5.    Try offering incentives

If you are trying to sell a house in a bad location, it can be quite a big turn-off for the majority of potential buyers, however, it is entirely possible to convince them to buy your property with the right incentives.

For example, these can be credits towards any repairs needed in the house or having the closing costs covered. While this may not sound ideal, certain steps might need to be done if you are looking to sell the property fast.

6.    Lower the price

If your house has been on the market for a while and there has not much interest, it may be because your asking price is a bit too high, especially if you are trying to sell a property in a bad location. Check online to find out how much other properties in the area are selling for and compare how similar they are to your house. This gives you a good idea about what price to list your property at, without being too expensive or cheap.
