You will have to invest into some equipment, but that investment will pay off in the end, not to mention it will probably end up being much less expensive than your yearly gym membership.

Another potential use for a spare room is to turn it into a fun games room. This way, when you have guests over they are sure to be entertained and have a great night. You can add a mini bar to it, if you feel fancy, to make it even more fun. Warning! Your guest might not want to leave.
